Hi bro, I agree with your analysis of the property market in GL. Willie's house is somewhat rundown and there is a risk of being enbloced. My guess of his rental could be about $ 12K pm.
Financial speaking, Ah Hua is miles ahead of Willie. Ah Hua has a lot more wls than Willie. Willie calls in wls from other houses more often than Ah Hua resulting in lower take ie $30 vs $70.
The location of 2831A is away from the centre of activities from L14 to L20. Luckily, Willie has many faithful followers.
